The angst caused by the coronavirus has most people on edge regarding both their health and financial situations. It’s at times like these when we want exact information about anything we’re doing – even the correct protocol for grocery shopping. That information brings knowledge, and this gives us a sense of relief and comfort.

Should I wait???

With everything that is happening in the US and around the world related to COVID-19, many people are wondering, “Should I wait?”… should I wait to sell my home, should I wait to buy a home? There are still many people listing homes for sale and buyers still looking for those homes. Yes, we’ve had to stop all home tours but we’re creative people and there are great resources out there to help like 3D video tours, photos, FaceTime, Zoom meetings, Docusign, eRecording for the county and all sorts of workarounds.

Many people fear the stock market volatility from the pandemic is going to cause another recession. Whether or not that happens, it’s important to remember one very important thing:
A recession does not equal a housing crisis or “crash” as we saw in 2008.

A recession doesn’t even mean that home prices will depreciate. If you look at the graph, you’ll see that in the five most recent recessions, only two of them saw values decline.

9/11 has a lot in common with what is happening today.
People are avoiding crowds and the same part of the economy is under pressure, restaurants, airlines, hotels, bars, and so on.

If you take a look at the related graph, you see that during the DOT com scare and after the 9/11 terrorism attacks, the stock market showed volatility like we’re seeing today. However, the housing market wasn’t affected, and home prices actually appreciated.

A great analogy was presented to me, 2008 was like a tornado that ripped through and shredded everything and we had to rebuild. All the systems we counted on in banking, mortgage, lending were demolished and it effected everyone. The COVID-19 is more like a giant snowstorm that has hit and we’re all stuck inside. But eventually, it will clear and we will be able to get back out to go about our regular lives… to work, to travel, to our favorite restaurant or bar, movies or theater, and our kids will go back to school. While we may not know what the future holds if you are pausing on buying OR selling a home because you think a recession will cause another housing crisis… they’re not the same thing, and you could be missing out on today’s record-low mortgage rates. Which are still HISTORICALLY low.

The success of the U.S. residential real estate market, like any other market, is determined by supply and demand. This means we need to look at how many potential purchasers are in the market versus the number of houses that are available to buy. With early 2020 housing data now rolling in, it’s quite evident there are two big stories impacting this year’s residential real estate market:

1. Buyer demand is already extremely strong
2. Housing supply is at a historically low level

Demand

ShowingTime is a firm that compiles data from property showings scheduled across the country. The latest ShowingTime Showing Index reveals how showings have increased in each of the country’s four regions for five months in a row.

Supply

Move.com also just released information indicating that the number of homes currently for sale has declined rapidly and now sits at the lowest level in almost a decade. They explained,

“National housing inventory declined 13.6 percent in January, the steepest year-over-year decrease in more than 4 years, pushing the supply of for sale homes in the U.S. to its lowest level since realtor.com began tracking the data in 2012.”

In response to these numbers, Danielle Hale, Chief Economist at realtor.com, said,

“Homebuyers took advantage of low mortgage rates and stable listing prices to drive sales higher at the end of 2019, further depleting the already limited inventory of homes for sale. With fewer homes coming up for sale, we’ve hit another new low of for sale-listings in January.”

The real estate market is expected to do very well this year as mortgage rates remain at historic lows. One challenge to the housing industry is the lack of homes available for sale. Last week, move.com released a report showing that 2020 is beginning with the lowest available housing inventory in two years. The report explains:

“Last month saw the largest year-over-year decline of housing inventory in almost three years with a dramatic 12 percent decline, pushing the number of homes for sale in the U.S. to the lowest level since January 2018.”

The significant inventory drop…is a harbinger of the continuing imbalance expected to plague this year’s markets, as the number of homes for sale are poised to reach historically low levels.”

Be patient during your home search. It may take time to find a home you love. Once you do, however, be ready to move forward quickly. If you’re following what’s happening in the housing market right now, you know that many people believe the winter months aren’t a good time to sell a home. As realtor.com Senior Economist George Ratiu recently noted,

“Sellers tend to be more reluctant to list during the colder time of year when the market typically makes a seasonal slowdown.”

However, a recent report by ShowingTime reveals how this year is different. Buyer activity is way up compared to the same time last year. The report explains,

“The nation’s 12.6% growth in home showings compared to 2018 was the most significant jump in buyer traffic during the current four-month streak of year-over-year increases. The West Region saw the greatest growth in activity, with a 23.1% jump – the region’s greatest in the history of the Showing Index.”

Which month do you think most people who are considering buying a home actually start their search? If you’re like most of us, you probably think the surge happens in the spring, likely in April. Not anymore. According to new research, January 2019 was only 1% behind February for the most monthly views per listing on realtor.com.

So, what does that mean? The busiest season in real estate has just begun.

The same research indicates,

“Historically, April launched the kickoff of the home shopping season as buyers would come out of their winter hibernation looking for their new home. However, the spring shopping season now starts in January for many of the nation’s largest markets.”

With the reality of fewer homes on the market in the winter, and that supply naturally increases as we head to the spring market, waiting for more competition to list in your neighborhood this year might put you behind the curve. Perhaps now is the time to jump into the market.

George Ratiu, Senior Economist at realtor.com says,

“As shoppers modify their strategies for navigating a housing market that has become more competitive due to rising prices and low inventory, the search for a home is beginning earlier and earlier.”

There is a lot of speculation in the market about why the search for a home is shifting to an earlier start. The one thing we do know is if you’re thinking about buying or selling a home this year, the earlier you get started, the better.

Since 2015, the square footage of newly built houses has been shrinking, according to Yahoo Finances. This is not projected to change as we continue into the beginning of the year.

“We expect this downsizing trend to continue in 2020, driven by a confluence of economic and demographic trends.”

Why are smaller homes trending now?

As noted in the article, there are a few main reasons for this demand:

  • “Many of today’s younger, millennial homebuyers have expressed a preference for denser, more urban homes that are more walkable to shared amenities.”
  • “Today’s older homeowners are expressing a desire for smaller, less maintenance-heavy and more accessible (read: less stairs) homes as they age and move into newer homes.”
